Huntington Park, Calif. – USA Properties Fund Inc. has acquired Huntington Plaza Apartments, a 184-unit senior housing community in Huntington Park in central Los Angeles County.

USA Properties — which has 77 communities in California and Nevada, including 22 in Los Angeles, Orange and Riverside counties – will begin a $4.6 million renovation of Huntington Plaza Apartments.

The senior community, located at 6330 Rugby Ave., is near numerous retail shops, a small clinic and a Social Security office. In addition, Huntington Park is only a few miles from the Santa Monica (10), Long Beach (710), Harbor (110) and Century (105) freeways.

The apartments are available to low-income seniors at least 55 years old who earn 50 percent to 60 percent of the area median income for Los Angeles County.

“The community offers affordable housing for low-income seniors with many on-site amenities, and excellent access to nearby shopping and other services amenities,” said Geoff Brown, president of USA Properties Fund. “Huntington Plaza was a great opportunity for the company, and we’re going to transform an already good community into an even better home for seniors.”

Huntington Plaza Apartments consists of a four-story building built above two levels of parking – one level featuring gated parking for residents, the other for public parking. The apartments were built around two large courtyards to maximize daylight and open space. The AltaMed Adult Daily Health Care Center has about 9,000 square feet on the second level.

The community offers 147 one-bedroom, one-bath apartments and 35 two-bedroom, one-bath units. Two additional units are reserved for on-site managers.

Huntington Plaza features multiple outdoor terraces, four elevators, eight laundry rooms, two trash chutes, a management office, a social services office and a recreation room with TV, billiards, vending machines, library, kitchen and stationary bicycles.

The apartment community, which was built in 1996, will undergo an extensive unit renovation, including new appliances, garbage disposal, and repairs or upgrades to electric fixtures, kitchen and bathroom plumbing, and heating and cooling systems.

A new roof, paint and waterproofing of the deck and patio are part of the planned outside upgrades. The leasing offices, clubhouse and common areas will be renovated. More landscaping and an updated irrigation system are also in the works. Solar photovoltaic and solar thermal systems will be installed to help offset the common area expenses.

USA Properties paid $10.9 million for Huntington Plaza. Funding sources on the project include City Community Capitol, City of Huntington Park, Huntington Park 607 LP, WNC & Associates and USA Multifamily Housing Inc., which is connected to USA Properties Fund.

With the acquisition, Huntington Plaza Apartments will become a LifeSTEPS community. The Fair Oaks-based nonprofit provides educational and support services to empower residents with the skills, resources and support they may need to maintain stable housing and break the cycle of poverty.

LifeSTEPS services for seniors include confidential case management and mediation, computer, exercise, music, arts and crafts classes. Social events include local field trips, travel presentations, writing groups and even volunteer programs. The nonprofit also offers health-related activities, such as on-site flu shots and information sessions on Medicare and Medicaid.
