Roseville, Calif. – In our ever changing housing market homeowners considering selling may face a seller’s market with increasing prices and bidding wars or a buyer’s market with many choices and low prices.ย 

If you are thinking about listing your home for sale here are four things you should do to give yourself a good start.

1. Timing

Right now we are experiencing high demand from buyers which has reduced inventory.  This makes now is a good time to market your home.  With school out many families are making moves and this should last until approximately mid-August when people are taking time off before school starts up.

2. Pricing

Prices have increased dramatically in the past year with many areas seeing double digit increases.  Pricing is a critical component of the sales process and it is critical to look at the comps of similar homes in your area.  In this market the more recent the activity the more valuable the information is.  Older than 60-days and the comp has less value in helping you price your home.  Do not be tempted to overprice your home; this strategy fails more often than not.

3. Multiple Offers/Bidding Wars

Multiple offers do occasionally happen, especially after a price drop, but bidding wars have become something of the past.  Do not count on fielding two or three offers at once but the probability is high you will get an offer which can be negotiated to be a win/win for both you and the buyer.

4. Beat the Competition

Many buyers are using their computers and phones to search for homes.  Buyers take advantage of online information which is easy access. Make sure your home shines by having high quality photos.  Mediocre quality pictures will quickly lead to buyers moving on to the next listing and ultimately produce fewer showings.  

There are obviously more things sellers need to do to successfully sale their house but if you follow these four steps you will position yourself well in this competitive housing market.
