My column last week, “New Home Sales – Get Help!,” received a great deal of positive feedback if you sent an email, thank you!ย 

It also gave me a clearer picture of how little most buyers know when they walk into a builder’s sales office.  As a result, I want to take it a step further and start a series of reviews about specific new home developments and provide buyers with some information they can use when dealing with the builder’s sale team.  I still recommend taking an experienced Realtor to represent you but, more about that at the end, now on with the first review.

The first new home development I want to tell you about is one I visited last week, Taylor Morrison Stone Point in Roseville.

Last week I visited Stone Point Villagio by Taylor Morrison in Roseville.ย  I took a couple of my friends out for a fun day to look at new homes. We had another builder in mind but were unable to see them because their sales staff was not there even though their website and hours posted on their door said they were open. A bit frustrating and now that I have been to several of the new developments not uncommon.ย  The day ended up well and I was happy we went to Villagio at Stone Point by Taylor Morrison.ย  They are located in East Roseville off of North Sunrise at Stone Point Drive.

There is so much to say about these homes and too much to write here, but I can tell you that if you are wanting a small home (2,071 and 2,286 Square Feet), are busy and are not inclined to yard maintenance, look no further! These floor plans are great and they come with a nice private patio and an upstairs master suite.  They have 3 different subdivisions with two of them being gated.   Their community consists of the Prato, Villagio and the Contea subdivisions.   I do have my favorite and knew immediately when I walked through it.

Aside from them being nice with wonderful floor plans, in my opinion, they are in one of the best locations in Roseville.  The homes are within walking distance to shops, restaurants, STARBUCKS TOO (this is a must!), Sutter Hospital and the gorgeous new Lifetime Athletic facility opening this month.   During my visit I was able to confirm the schools for Villagio are Stoneridge Elementary, Warrant T. Eich Intermediate and award winning Oakmont High School.

Their base price range starts as low as $341,000 and go up to $456,000.ย  Always keep in mind that these prices do not include some of the beautiful features shown in their models but I was really impressed with the standard options which come with the base prices.

There is no cost for you to have a real estate professional represent you but if you want them on your team, they have to be with you on your first visit to the builder’s model homes/office.  Your agent must register with you and from that point on can work directly with the builder on your behalf.  You get help negotiating the purchase which will more than likely reduce the price and/or increase the incentives from the builder and the only cost is to make sure you include your agent when you go to look at new construction.  Your Realtor is compensated by the builder through a co-op payment program so call your agent today, they will even drive you!
